Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and other damage. By catching these problems early, you can save money on future repairs.

The sash is the interior framing that moves vertically up or down in windows that are open. This article will teach you how to make several easy repairs to your sash.

Weather Stripping

Wood window sashes provide the classic look to your home. When properly maintained, can last for many years. However, they can become damaged or degraded over time due to exposure to elements and wear and tear. Sash repair specialists can restore windows to their original condition and keep them looking great much longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which is found on both the sash and frame. It can cause drafts if it's worn out or loose. To fix it, begin by determining the brand of your window and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, window repairs remove the sash and mark its height and width to find the appropriate weather stripping replacement to match.

Then, take the sash from its holder and place it on flat surfaces to allow you to access all four sides. If your sash has a double-hung, you'll need to take off the weights and their ropes which should have slipped into the pocket that was intended to be in the jamb liner. After removing the sash using the utility knife, remove the weather stripping that was left by hand or with a putty blade.

After the sash has been cleaned, you can replace the stoppers that separate the two sashes. These are long pieces that divide the sashes. Pam likes to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, but you can also replace them with scrap wood.

After removing the parting stops and cutting them to the desired length, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a few days. Once the putty has fully dried, you can apply a topcoat of acrylic latex. This will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds the windows sashes can become worn out over time and use. This could lead to the window or door that is difficult to open or close. The good news is that repairing and replacing this hardware is generally relatively easy and affordable. If you're having difficulty opening a sash, spray some grease into the jamb channel. Then, you can slide the sash out to see if this resolves the problem. If not, the issue is likely to be with the sash balance, and you'll need to take out the sash to gain access to this hardware.

Ideally, window sashes must swing open and closed with minimal effort but this can be difficult when the weights are worn or if the sash's meeting rail isn't properly coated. This issue can be caused by a number of things, such as the lack of maintenance or a mismatched weight rating for a particular window repairs near me sash.

If the hinge arms of a window begin to slide, this could cause the sash to drag and eventually hit the frame in the corner opposite the hinge arm (Photo 1). To remedy the issue, make sure that the sash is in the proper position within the frame opening, and then take it off. If the sash has been fixed to the hinge arm, unbolt the hinge and replace it. It is important to have the tools you require before you start. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will allow you to get the channel back into the correct position after you've finished. Take the sash off and then remove all hardware, including the beads for parting cords, chains, and cords that help to hold the sash. The nozzle shield of the heat gun and a medium setting can soften any putty that has been hardened. Take off the old sash and place it in a labelled bag.

Sash Weights

Sash weights can be changed to improve the operation of your window sash, and also reduce the energy cost. Sash weights are hefty lead or iron cylinders enclosed inside a hidden compartment and attached to the movable sash by rope. These weights function as counterbalances, allowing you to open and shut the window without requiring mechanical or electrical devices. When they fail, sashweights tend to be neglected or not used by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits properly. You will also need an additional piece of string, window repairs a length sash cord and some sash pulleys to tie the new sash weights onto the sash cord.

Older windows made of wood are joined using mortise and tenon joints. Hammers and pins can be used to remove the wood pegs holding the components together. Most of them have an enormous diameter on one side and a smaller diameter on the other, so it is important to remove the smaller-diameter ones first. Later sashes utilized glue instead of pins. They can be separated by using a knife and mallet.

Once the sash is freed and removed, you can take off the sash stop and gain access to the weight pocket. This is usually done through an opening at the bottom of each jamb. This hole is then covered by an access panel made of wood which can be removed to allow you to view the inside of the frame.

After you have the sash stopped and the access panel removed, you'll be able to take off the old sash weight and replace it with the new. Then, you can nail the string to the boxed frame, but leave a few inches of string sticking out from the head for future adjustments.

Sash Cords

Most double-hung windows of the past have a cord or chain attached to the weights which supports and keeps the sashes in balance within the jamb. Over time, these chains can become damaged and make it impossible to raise windows. A new sash cord will restore the ability to move the sash up and down and keep it in place when it is opened.

The first step to replace sash cords is to locate and take out the access panels located in the jambs. They are usually nailed or screwed in and will need to be removed or repositioned. You could use a hammer and chisel to prise them off, but it's always better to lay down dust sheets prior to beginning any work.

After the access panel has been removed, you can start working on the sash. Utilize a flat bar, or chisel to pry the narrow partsing beads out of their grooves. They are typically wedged into or nailed, but they can be snipped out and it's worth your time here. If the sash remains in place, pull the mortise-and tenon joints with a screwdriver or hammer and then remove each wood peg. The sash should be able move freely now, but it may need some lubrication to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley at the top of the jamb to the sash slot at the bottom. Cut the cord/chain and then fix it as described in the previous step. You can do this with a hammer, nails, or screws. However nails are less likely to cause damage.

Unless you've bought an upgrade kit to replace the old counterbalance system it's recommended to keep the original weights for balancing in place. It's not too expensive to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash opened. Based on the size and shape of your window you may need to use one or two sashweights in order to keep it open.
